Bulgaria House Prices Surge 15.5% Year-on-Year in Q2
Jerusalem, 1 October, 2026 (TPS-IL) -- Luxembourg/Sofia (BTA) – House prices in Bulgaria rose by 15.5 percent in the second quarter of 2026 compared to the same period last year , Eurostat data shows. This is the second highest annual growth in the European Union after Portugal , where the increase was 16.5 percent. In third place is Lithuania with 14.3 percent.
Bulgaria retains its second place from the first quarter, when the annual appreciation was 14.8 percent. Then Portugal led with an increase of 17.8 percent, and Slovakia was third with 14.4 percent. In the second quarter, the difference between Bulgaria and Portugal narrowed to 1 percentage point.
Compared to the first quarter, housing prices in Bulgaria increased by 4.5 percent. This is also the second highest growth in the EU after Lithuania with 5 percent. In third place is Romania with 4.4 percent.
In the EU as a whole, house prices increased by 4.7 percent year-on-year, after a 5.1 percent increase in the first quarter. The quarterly increase was 1.2 percent. In the euro area, the annual growth was 4 percent and the quarterly growth was 1.1 percent.
Among the Member States with available data, annual decreases were recorded in Finland by 2.7 percent, Luxembourg by 2.2 percent and France by 0.8 percent.
Rents in the EU increased by 3 percent in the second quarter of 2026 compared to the same period last year and by 0.7 percent compared to the first quarter.
Compared to the average for 2025, the increase in rents in the EU is 2.6 percent. Over the same period, growth was recorded in all Member States, with the highest growth in Romania with 41.2 percent, followed by Croatia with 22.1 percent and Slovenia with 10.2 percent.
